ORCHARD HILLS NORTH - RESIDENTIAL SUBDIVISION


Development of approximately 1,500 Lot residential subdivision in Sydney’s Western Suburbs.

INTRODUCTION

 

Legacy Property is developing a 146 hectares site comprising of semi-rural land located at Orchard Hills North, situated approximately 46 kilometres west of the Sydney CBD at the centre of Australia’s most significant economic corridor, being uniquely positioned between the north-west and south-west growth centres and at the gateway to the new Western Sydney Airport and Aerotropolis.

 

The site is situated within 5 km of Penrith CBD, Orchard Hills North offers great access to primary, secondary and tertiary educational Institutions, the Penrith health precinct, exceptional sporting facilities, shopping centres, a national park, the Nepean river and future employment opportunities.

 

The project will also include a village retail centre, a primary school, playing fields, major green corridor, lake and local parks to create an exceptional level of amenity for future residents.

THE CHALLENGE
 

The challenge for Stage 1 of the residential subdivision was the requirement for the full upgrade of Caddens Road between Mariposa Circuit and Cadda Ridge Drive to be upgraded prior to receiving Stage 1 registration.

​​THE APPROACH

​

Our approach was early engagement with Council to assist with full road closure of sections of Caddens Road as well as flexibility with pavement design. Pavement designs were proposed as flexible and a secondary deep lift option to assist with expedited construction processes with intersections.

 

A full road closure of Braeburn Street to Kingswood Road was permissible at the end of the year however it was a critical path construction item. Caddens Road upgrade was able to be broken into 3 sections. A scenario was reviewed to bring a stage forward to build float into the program and derisk items that are on critical path to ensure the original date for practical completion was achieved. A balance between costs and program was presented and negotiated with the client.
